About

Froot Falls sits on the edge of Fire Island Pines, its rooftop patio catching the ocean breeze above a crystal clear pool. The crowd here skews 20s through 50s, a mix of nomads, beach bums, and burners looking for an adults-only, men-only stay. The guesthouse has been LGBTQ-owned for over 45 years, and the tagline 'Landmark gay stay' leans into that legacy. But one recent guest, a seasoned Pines vacationer, described arriving to a rundown property with stained upholstery, mildewy smells, and a dirty pool far colder than advertised. The photos online, they said, bore no resemblance to the current state. Low rating and a single review paint a picture that contradicts the description; any booking should come with cautious expectations. The pool is listed as heated, though that guest found it otherwise. If you opt to stay, nearby Belvedere offers another option in the same category.

Froot Falls is located in Fire Island Pines, a popular LGBTQ+ beach community on Long Island's Fire Island.

From the community

We booked this stay on the rental platform recently based on its great reviews but were completely misled. As frequent Fire Island Pines visitors and long-time rental platform users, we expect a certain level of quality, and this place didn't meet it at all. The photos look several years old and don't match the current condition of the house. We arrived to a dirty, run-down property that hasn't been cleaned or maintained in a long time. Upholstery, rugs, and linens were stained. Towels smelled bad and couldn't be used. The whole house smelled like mildew, and there were visible water stains and damage on the ceiling. We spent over an hour cleaning the kitchen before we could use it. One fridge smelled like rotten shellfish and was positioned so the door couldn't open fully, with shelves stuck in place and impossible to remove for cleaning. Bedrooms smelled like unwashed laundry, bedding had fiberglass fibers, and extra blankets were musty and unusable. We also paid for a heated pool that was dirty and much colder than the advertised 90 degrees. This property is being falsely advertised online and shouldn't be listed in its current state. It's disappointing that the rental platform allows a property in this condition to keep being rented out. Be cautious.
